Seems that Hawaiian investors who are still priced out of the real estate market in their home state are turning to Orange County for investment opportunities. According to the article in the Honolulu Advertiser, the collapse of mainland real estate markets, particularly in California, has created tremendous investment opportunities for Hawaiian investors.
How can you tell that OC real estate is such a great opportunity right now? According to the Hawaiian Real Estate company Inet Realty….Follow the pros. Professional real estate investors lead the markets while amateur investors chase the markets. Right now, the pros are buying in OC. A leading indicator of real estate markets is the Months of Remaining Inventory (MRI). It is used to gauge the type of market at any given time. 12 months ago, OC’s MRI was at 17 months; an extremely strong buyer’s market. In less than a year, OC’s MRI is down to 5 months, considered to be a neutral market. Take one guess as to who’s buying all of that real estate? It is no longer a buyer’s market in Orange County and our investors are competing with multiple buyers on every offer they make. Inet Realty, which has offices in Honolulu and Orange County, has helped many investors reposition their real estate holdings from Oahu to Orange County and triple their returns on investment and cash flows.
So is this a marketing pitch or a true reading of the OC Real Estate market? Maybe it’s time for the OC Real Estate agents to weigh in….

Coyote sightings are giving Seal Beach police opportunities to test a new reverse 911 system. The new county system, called Alert OC, was used in late January after a coyote attacked a pet dog. Public Wildlife Refuge Tour
Last Saturday of Every Month

The Seal Beach National Wildlife Refuge, 800 Seal Beach Blvd. provides tours to the public, however all volunteers must fill out a form in advance.
The forms are available on the website. Visit Website or call 562-598-1024 (leaving a voice mail is fine)
The tours are on the last Saturday of every month except December.
Saturdays from 8:30 a.m. – 12:00 p.m.
Vans will run from 8:30 to 9:00 to transport visitors from the parking lot to the refuge, and will then run from 11:00 to 12:00 to take you back to your car.
IMPORTANT – Because the National Wildlife Refuge is located on a Naval Weapons Station, all participants
must register at least two days in advance and provide their full name and phone number or they will be denied entrance.

The website has a film discussing the central component of their presentation. A video ,”Refuges Are” , that relates the history of the National Wildlife Refuge System as sanctuaries for Endangered Species and Migratory Birds and the Important Work of Volunteers in the Recovery of and Maintenance of these Resources.
The Seal Beach refuge has been a spectacularly successful endeavor and we are all extremely proud of the work that’s been done.

When a company falls on difficult times, one of the things that seems to happen is they reduce their staff and workers. The remaining workers need to find ways to continue to do a good job or risk that their job would be eliminated as well. Wall Street and the media normally congratulate the CEO for making this type of “tough decision”, and his board of directors gives him a big bonus.
Our government should not be immune from similar risks.
Therefore Here’s some suggestions: Reduce the House of Representatives from the current 435 members to 218 members (Two per state and four for the eight biggest states) and Senate members from 100 to 50 (one per State-) Also reduce remaining staff by 25%.
Accomplish this over the next 8 years.(Two steps/two elections) and of course this would require some redistricting.
Some Yearly Gains Include:
$44,108,400 for elimination of base pay for congress.(267 members X $165,200 pay/member/ yr.)
$97,175,000 for elimination of the above people’s staff. (estimate $1.3 million in staff per each member of the House, and $3 Million in staff per each member of the Senate every year)
$240,294 for the reduction in remaining staff by 25%.
$7,500,000,000 reduction in pork barrel ear-marks each year. (those members whose jobs are gone. Current estimates for total government pork earmarks are at $15 Billion/yr)
The remaining representatives would need to work smarter and would need to improve efficiencies. It might even be in their best interests to work together for the good of our country?
We may also expect that smaller committees might lead to a more efficient resolution of issues as well. It might even be easier to keep track of what your representative is doing.
Congress has more tools available to do their jobs than it had back in 1911 when the current number of representatives was established. (Telephones, faxes, computers, cell phones; to name a few)
SUMMARY OF THIS OPPORTUNITY:
1-$44,108,400 reduction of congress members.
2-$282,100, 000 for elimination of the reduced house member staff.
3-$150,000,000 for elimination of reduced senate member staff.
4-$59,675,000 for 25% reduction of staff for remaining house members.
5-$37,500,000 for 25% reduction of staff for remaining senate members.
6-$7 ½ billion “pork” reduction added to bills by removing half of Congress!
That’s a savings of over $8 billion just to start; and there’s a good chance they would work faster and harder –and get along with each other.
Congresspersons should have to serve 20, 25 or 30 years- like everyone else- in order to collect retirement benefits. (No telling how much we would save on that.) Now they get full retirement after serving only ONE term.

Coyote Warning for Seal Beach Residents

Sadly an College Park West family has lost their family pet after a coyote jumped the fence and killed their Yorkie. Police are now going door to door warning area residents about this issue. Read more about this article at ABC7.
It’s also important to know how to protect your family and household pets from coyote attacks. There are things you can do around your household to discourage coyotes from hunting for food in your neighborhood.
